Worcester County housing market update: March 2026

The Worcester County housing market in March 2026 showed a mix of declining closed-sale prices and continued modest growth in overall home values, alongside faster pending timelines and steady listing activity.

According to Redfin, the median sale price in Worcester County was $460,000, down 3.0% year over year. Homes sold in a median of 34 days, compared with 23 days last year, indicating slower transaction speed. A total of 478 homes sold, down from 491 the prior year (-2.6%). The median sale price per square foot was $271, down 2.9% year over year. These figures point to softer closed-sale pricing and reduced sales volume.

Zillow’s March 2026 data shows a different valuation picture. The average Worcester County home value was $492,236, up 1.3% year over year, with homes going pending in about 18 days. Inventory stood at 1,226 active listings, with 501 new listings during the period. The median list price was $507,700, and the median sale price (February 28, 2026 snapshot) was $442,000, reflecting a gap between asking prices and closed transactions. Zillow also reports 35.1% of sales over list price and 48.5% under list price, indicating a split market with selective competition.

The divergence between Redfin and Zillow reflects different measurement approaches. Redfin tracks finalized MLS sales, while Zillow’s Home Value Index blends modeled valuations, listings data, and transaction trends. In this case, Redfin shows actual sale price decline year over year, while Zillow indicates modest overall appreciation in home values and faster pending activity.

Overall, March 2026 reflects a market with three simultaneous conditions:

  • Lower closed-sale prices compared with last year (Redfin)
  • Slight appreciation in modeled home values (Zillow)
  • Faster pending times alongside increased listing activity
